By confirming your booking you agree to the rules below. They keep the apartment, the building, and the people around it safe and pleasant for everyone.

Children & Minors (Under 18) Policy

We welcome families and are pleased to host children. To ensure a safe, comfortable, and enjoyable stay for everyone, the following guidelines apply to all guests under the age of 18.

Supervision Requirement

  • Children must be supervised by a responsible adult at all times within the apartment and across the property.
  • The apartment and building are not child-proofed, and continuous supervision is essential.

Windows, Blinds & Heights

  • Windows are not fitted with safety grills.
  • Children must not lean on, climb near, or play close to open windows.
  • Window blind cords and pull chains may pose a swallowing or strangulation hazard. Please ensure these are kept out of children's reach at all times.

Balcony Safety

  • Balconies present a fall risk, especially for young children.
  • Children must never be left unattended on balconies.
  • Furniture should not be moved or climbed on near balcony railings.

Staircase & Building Areas

  • The building is stairs-only (no lift).
  • Children must be closely supervised on staircases, corridors, and entry areas.
  • Playing, running, or climbing in common areas is not permitted.

Kitchen & Cooking Safety

  • The kitchen contains hot surfaces, gas appliances, sharp utensils, and electrical equipment.
  • Children must be kept away from the cooking area while cooking is in progress.
  • Hot oil, boiling water, and open flames pose serious burn and fire risks.

Water Dispenser Safety

  • The water dispenser provides hot water and does not have a child-lock.
  • Children must not operate the dispenser without adult supervision.
  • Adults should always handle hot water dispensing.

Heaters, Iron & Electrical Equipment

  • Heaters, irons, air-conditioning units, and other electrical equipment can become very hot.
  • Children must not touch, move, operate, or play near these appliances.
  • Heaters and irons must never be left unattended around children.

Button Batteries & Small Parts

  • Some equipment and remotes may contain button batteries, which are extremely dangerous if swallowed.
  • Please keep all remotes, devices, and loose components out of children's reach at all times.

Plastic Bags & Suffocation Risk

  • Plastic garbage bags, packaging, and plastic materials may pose a suffocation risk.
  • Keep all plastic items securely stored and away from children.

Baby Items & Equipment

  • Baby items provided (such as baby cot, feeding chair, utensils, or plates) are supplied for convenience only.
  • Parents or guardians are fully responsible for correct setup, use, and supervision.
  • Always ensure safety straps are fastened and equipment is placed on stable surfaces.

Shared Areas & Terrace Use

  • Children may access shared areas only under adult supervision.
  • Quiet hours and shared-space rules apply equally to children.
  • Parents are responsible for ensuring children do not disturb other guests.

Responsibility & Liability

Parents or legal guardians are fully responsible for:

  • The safety and behaviour of children
  • Any damage caused by children to furniture, appliances, linens, or fixtures
  • Any incident, damage, or safety concern involving a child must be reported to the host promptly.

Unsupervised Minors

  • Unaccompanied minors are not permitted.
  • Guests under 18 may not stay alone or access the property without adult supervision.

Important Reminder

While the apartment is family-friendly, it is not designed as a childcare facility. Parents are encouraged to assess suitability based on their child's age, mobility, and needs and supervise accordingly.

Our Commitment

These guidelines are in place to protect children and families, other guests, our staff and cleaners, and the property itself. If you have any questions about child safety, equipment, or suitability, please contact the host before arrival so we can assist you.

Registered Guests Only

Only the number of guests included in your confirmed booking are permitted to stay at the property. Unapproved additional guests are not allowed.

Policy: The total number of guests staying at the property must not exceed the number stated in your booking confirmation.

Visitors: Only registered guests may stay overnight. Any visitors or additional guests must be approved in advance by the host.

Consequences: If additional guests are found to have stayed without prior approval, you may be charged for their stay along with a USD 500 recovery fee, and this may also result in eviction from the property without refund.

No Smoking / Vaping Policy

Policy: Smoking or vaping is strictly prohibited inside the property. This includes, but is not limited to, tobacco, marijuana, e-cigarettes, chewing tobacco, gutkha, and any similar substances.

Designated Areas: If you wish to smoke or vape, please use the balcony or terrace only.

Consequences: Violation of this policy may result in additional cleaning fees and/or other penalties to cover deodorising, deep cleaning, and restoration costs.

No Parties or Events

Policy: Parties, gatherings, or events of any kind are strictly prohibited on the property.

Quiet Enjoyment: All guests are expected to behave in a manner that respects neighbours and the surrounding community at all times.

Consequences: Violation of this policy may result in immediate eviction, additional fees, and cancellation of the booking without refund.

No Commercial Events, Filming, or Photography

Policy: Commercial events, professional or semi-professional filming, photography, content creation, or any activity intended for commercial, promotional, or monetary purposes are strictly prohibited on the property unless prior written approval is obtained from the host.

Private Use Only: The property is provided strictly for private residential accommodation. It may not be used for business events, productions, shoots, workshops, or commercial activities of any kind.

Commercial Use & Financial Gain — Explanation

For the purpose of this policy, commercial use or financial gain includes any activity carried out on the premises that generates income, promotes a business, or is intended for commercial benefit, whether directly or indirectly. This includes, but is not limited to:

  • Professional or semi-professional photography or videography
  • Filming for social media, YouTube, advertising, or brand promotion
  • Influencer content, sponsored posts, or paid collaborations
  • Product shoots, modelling, or catalogue content
  • Workshops, meetings, coaching sessions, or paid consultations
  • Any content created at the property that is monetised now or intended for future monetisation

Even if no payment is exchanged during the stay, content created with the intent of future financial gain or promotion is considered commercial use.

Consequences: Unauthorised commercial activity may result in immediate termination of the booking, additional charges, and liability for any damages, losses, or associated costs.

If you are unsure whether your planned activity falls under commercial use, please contact the host in advance for clarification or approval.

Quiet Hours & Noise Policy

Policy: Quiet hours are observed from 10:00 PM to 7:00 AM.

Expectations: During quiet hours, please keep noise to a minimum. This includes voices, music, television volume, and any other activities that may disturb neighbours. Loud music is not permitted after 10:00 PM. If socialising outdoors, please keep voices low and be mindful of surrounding residents. Should noise levels become disruptive, guests may be asked to move indoors.

Consequences: Failure to comply with this policy may result in warnings, additional fees, or further action, including termination of the stay in serious cases.

Respectful Conduct Policy

Although the apartment is largely unmanned, from time to time you may come across our housekeepers, contractors, service technicians, third parties acting on our behalf, or our internal staff including the host. Every one of them deserves to be treated with courtesy and respect.

Policy: Rude, aggressive, threatening, abusive, intimidating or otherwise hostile behaviour will not be tolerated. This applies equally to:

  • Our housekeepers, contractors, service technicians and any third party acting on our behalf
  • Our internal staff, including the host
  • Other guests staying in the building, neighbouring properties or the surrounding community
  • Other members of your own party — fights, quarrels, shouting, physical altercations or domestic disputes within your own group are equally not acceptable

Consequences: Regardless of who is at fault or the circumstances that led to the incident, we reserve the right to ask you to leave immediately and cancel your booking without refund. Any costs incurred to restore peace, repair damage, or replace items as a result of such incidents may also be charged to the booking and deducted from your security deposit.

Safety, Security & Monitoring Equipment

Policy: Guests must not alter, remove, disable, or tamper with any safety, security, or monitoring equipment that has been authorised and clearly disclosed.

Purpose: All security and monitoring equipment is installed strictly for the safety and security of guests and the property.

Consequences: Any tampering with security or monitoring equipment may result in immediate eviction, additional charges, and liability for any damages or losses incurred.

Thank you for your cooperation in helping us maintain a safe environment for everyone.

Breakages, Damages & Missing Items

Many of the items in the apartment are sourced from overseas and are not easily or quickly replaceable. We kindly ask guests to handle all furnishings and appliances with care and avoid misuse or rough handling.

We understand that accidents can happen, and we aim to manage such situations fairly and transparently.

  • If anything is damaged during your stay, please inform the host as soon as possible so we can address it promptly.
  • For minor or accidental issues, there is usually no charge.
  • For significant damage (for example, a broken TV screen or major fixture damage), we will discuss the situation openly and agree on any costs before your departure, ensuring there are no surprises.

Missing items will attract the cost of the item plus any delivery and administration fee of USD 25.

General Care of the Property

Policy: Please treat the property with care and respect, as you would your own home.

Children's Utensils: Children's eating utensils and plates are for children only and must not be used by adults to avoid contamination.

Dish Washing:

  • It is mandatory to wash dishes and utensils immediately after use.
  • All dishes, cookware, and utensils must be washed, dried using the drying towel provided under the sink, and stored properly.
  • Do not place wet dishes or utensils back into cabinets, as this may cause moisture buildup, mould, or unpleasant odours.
  • Avoid mixing clean, dry utensils with wet items to maintain hygiene and prevent cross-contamination.

Fridge Use:

  • Remove all personal items from the fridge before departure.
  • Wipe shelves and interior surfaces with a damp cloth and mild, food-safe cleaner (such as baking soda and water).
  • Dispose of any expired or leftover food responsibly.
  • Leave the fridge clean, organised, and free of spills or stains for the next guest.

Rubbish: All excess rubbish must be taken to the designated bin area near the car park.

Cleanliness: Please maintain the property in a reasonably clean and tidy condition throughout your stay.

Consequences: Failure to follow these guidelines, including leaving unwashed dishes, misuse of children's utensils, poor fridge hygiene, or excessive mess, may result in additional cleaning or replacement fees.

Linen & Stain Policy

We take great pride in maintaining hotel-grade cleanliness and hygiene standards. Many of our linens, towels, and bedding items are specially sourced from overseas and are not easily or quickly replaceable. We kindly ask guests to handle all fabric items with care.

This policy is essential to protect the wellbeing of our staff, cleaners, and future guests.

1. Blood Stains (Health & Safety Critical)

Blood-stained items are treated as contaminated for health and safety reasons.

  • Any linen, towel, bedding, or fabric item with blood stains will be removed from service and permanently discarded.
  • The full replacement value of the affected item will be charged to the guest.
  • Please inform the host immediately if blood staining occurs so our team can handle it safely and appropriately.

This is non-negotiable due to hygiene and staff safety requirements.

2. Other Stains (Food, Drinks, Dirt, Oils, etc.)

  • Any stains found on linens, towels, bedding, or fabric items will be sent for professional laundering.
  • Guests will be charged for the laundry and stain-treatment cost.
  • If stains cannot be removed by professional laundering, the full replacement cost of the item will apply.

3. Makeup, Skincare & Cosmetic Stains

To help avoid accidental staining, we provide the following complimentary items:

  • Black towels / wet wipes
  • Makeup removal pads

If makeup, skincare, or cosmetic stains are found on white towels, bedding, pillows, or linens, the full replacement value of the item will be charged. Please do not use white towels or bedding to remove makeup.

4. Wet Towels & Fabric Damage

  • Wet towels must not be placed on beds, sofas, chairs, or other fabric surfaces.
  • Wet towels can cause colour transfer, mould, odour, or fabric damage.
  • Any fabric items damaged due to wet towels will be charged at full replacement cost.

5. Sanitary Pads & First Aid (Preventive Support)

For guest convenience and to help prevent avoidable stains, we provide:

  • Sanitary pads (for emergency or unexpected situations only)
  • A basic first aid kit

These items are intended to support guest comfort and prevent accidents, not as a substitute for regular personal supplies. If needed, please check the supplies cupboard or use the "Where is?" section in this guide.

Transparency & Fair Handling

We understand that accidents can happen and we aim to handle all situations fairly and transparently:

  • Minor, unavoidable issues are usually resolved without charge.
  • Significant damage will always be discussed with you before checkout.
  • No charges are applied without clear explanation and evidence.

Thank you for your care, honesty, and cooperation. Your consideration helps us maintain a safe, clean, and welcoming environment for everyone.

Excess Waste Disposal

Policy: Guests are responsible for disposing of excess waste properly during their stay. Excess waste is defined as any rubbish that does not fit within, or overflows from, the bins provided inside the property.

Excessive Rubbish: If you have excess rubbish, please take it downstairs and dispose of it in the designated green waste bin near the main iron gate.

Consequences: Leaving excess rubbish inside the property or failing to dispose of waste correctly may result in a USD 100 cleaning fee.

Parking

Parking for 4-wheelers is not available on the property. Parking for 2-wheelers is strictly on a reservation basis, limited to one 2-wheeler per booking. Street parking is strictly prohibited — parking a 4-wheeler near the property may block fire and emergency exits, which is unsafe and against the law.

Cleaning

You have two options for end-of-stay cleaning, chosen at checkout:

Self-Cleaning (Free)

  • Opt in to self-cleaning at checkout and the cleaning fee is waived.
  • In exchange, the apartment must be returned in a clean and tidy condition: dishes washed and put away, fridge emptied, rubbish taken to the designated bin area, and surfaces wiped down.
  • Linen laundering still stays with our housekeeping — you don't need to wash sheets or towels.
  • If a deep clean is required after checkout, the cost is deducted from your security deposit.

Paid Cleaning Service

  • The cleaning fee shown at checkout covers a full housekeeping turnover by our team after you leave.
  • Includes deep cleaning of the kitchen and bathroom, full linen change, vacuuming, mopping, and rubbish removal.
  • You can simply walk out at checkout — no chores required.

If you change your mind during your stay, message us on WhatsApp and we'll switch the option for you.

Compliance

Breach of these rules may attract additional charges, deposit forfeiture, or termination of the booking without refund.

Refundable Security Deposit
How the deposit works, when it's released, what counts as damage

The refundable security deposit covers any damage or missing items found during the post-checkout inspection. It is not an additional payment — it's held alongside the booking total and released after checkout.

How it works by payment method
  • Stripe (card / Apple Pay / Google Pay): the deposit is captured as part of the same charge and refunded to the original card after checkout.
  • Bank deposit (NPR): the deposit is paid in the same transfer as the booking total and refunded to the Nepali bank account you supply at checkout.
When you get it back
  • Released by 8:00 PM on your check-out day once the apartment is inspected. No damage + cleaning rules honoured + house rules followed = no deduction.
  • We release refunds in real time. Once released it's up to your card company or bank to post them — in practice it usually takes a few days for the funds to reappear in your account.
What counts as damage
  • Damaged furniture, fixtures, appliances or linen beyond fair wear and tear.
  • Missing items (towels, kitchenware, electronics).
  • Smoking inside the apartment — a USD 200 cleaning levy on top of the deposit.
  • Stains: blood-stained linen is removed from service and replacement value is charged; other stains attract professional laundering costs.

Travelling as a bigger group? You can add extra guests beyond the base capacity for USD 25 per guest, per night. Pick your guest count in the booking card on the right — the extra-guest fee automatically lines up in the price breakdown so there are no surprises at checkout.

What gets set up

Each extra guest gets a Roll-Out Foldy Bed — a single-bed-width frame with a premium memory-foam mattress, fresh linen and a pillow. We set these up in the living area or available floor space before your arrival.

How it works
  • The base nightly rate covers up to 4 guests.
  • Each additional guest costs USD 25 per night and gets a roll-out foldy bed with memory-foam mattress.
  • The apartment is rated to sleep up to 6 guests in total (including the included ones).
  • Roll-out beds are stored in the cupboard between stays — the host sets them up before your arrival once you tell us your guest count at checkout.
  • All linen, pillows and a light blanket come with each bed. Bath towels for the extra guests are stocked the same way as the included guest count.

    We had a short but very comfortable stay which was easy to find and easy to check in. The apartment is clean and has everything needed.     This place is truly a gem in Kathmandu. Nara's place was comparable to a 5 star hotel with a super modern interior with excellent amenities. The apartment was located in a very peaceful and quiet neighbourhood and yet just a 10 mins drive away from most tourist places. We had everything we needed for our stay. Having a washer and dryer in the apartment was helpful since we were staying with young kids. I would highly recommend Nara's place and would definitely stay again next time we're in Kathmandu.

    Very modern, contemporary, beautiful interior design, comfortable, matches description and pictures, and great communication. Host was flexible and allowed me to store my luggage there. Only drawback is that you can hear motorcycles from 4:00 am to midnight, maybe one every 15 minutes but as the description says “This is Kathmandu.” and outside noises is to be expected.

What are the check-in and check-out times?

Check-in is from 3:00 PM and check-out is by 11:00 AM. Self check-in via smart lock — your unique door code creation secure link is sent the day before arrival, so you can arrive any time after the check-in window without waiting for a host.

Can I check in early?

Check-in is from 3:00 PM. If your apartment is ready sooner, we'll message you on WhatsApp so you can come in early — but it isn't guaranteed because we need time to turn the apartment over after the previous guest.

Can I drop off luggage before check-in?

Yes — we offer a free self-operated luggage locker that can be accessed 24 hours a day. Drop your bags and explore Kathmandu while we finish preparing your apartment.

Can I check out later than 11:00 AM?

Check-out is by 11:00 AM. We offer the free luggage locker so you can store your bags after checkout and continue exploring. Late checkout itself isn't guaranteed unless an extra night is booked.

Is the check-in self-service?

Yes. The apartment uses a smart lock with a unique PIN code that is generated for your booking and shared 24 hours before check-in. There is no reception, no key handover and no waiting.

What if we are more than 4 guests?

The apartment sleeps up to 6 guests. The base nightly rate covers 4 guests; each additional guest is charged $25 per night, up to the 6-guest cap. Set the guest count at checkout and the total will update automatically.

Do you take a security deposit?

Yes — a refundable $80 security deposit is held against accidental damage and is released after checkout. It is collected when the door code is generated for card bookings, or together with the booking total for bank-deposit bookings.

What is the cancellation policy?

This booking is non-refundable. Once confirmed, the dates are locked in. We may refund in full in force-majeure cases (visa denial, illness with documentation, natural disaster) — message us on WhatsApp if your situation changes.

Can I pay by bank transfer instead of card?

Yes. At checkout choose "Pay by bank deposit" — your booking is held for one hour while you complete the transfer to our Nepali bank account. Send us the receipt on WhatsApp and we confirm the booking. If the deposit is not received within the hour the dates release automatically.

Can you arrange an airport pickup?

Yes. We offer one-way pickup from Tribhuvan International Airport (KTM) via a vetted local driver — tick "Add airport pickup" at checkout. Tribhuvan is about 3.4 km by car from the apartment.

Is there Wi-Fi?

Yes, fast fibre Wi-Fi is included free of charge. The network name and password are inside the welcome card you find on arrival, and we will WhatsApp them the day of check-in too.

Can I cook here?

Yes — full kitchen with induction hob, oven, fridge-freezer, kettle, coffee maker, full crockery and knives. We also leave basic spices and cooking oil so you can get started without a supermarket run.

Is hot water and electricity always available?

Yes. Hot and cold water is available 24/7, and the building has battery / inverter backup so the lights, Wi-Fi and fridge stay on through any city power cuts.

Is smoking allowed?

No — smoking and vaping are not allowed inside the apartment.. You may smoke in balcony. A cleaning levy may apply if the rule is broken.

Are pets allowed?

We do not currently host pets. Service animals are welcome with prior arrangement — message us on WhatsApp before booking.

Can I skip the cleaning fee?

Yes — opt in to self-cleaning at checkout and the cleaning fee is waived in exchange for returning the apartment in a clean and tidy state. Linen laundering still stays with our housekeeping. Deep cleaning after checkout, if required, is deducted from the security deposit.

Where exactly is the apartment?

The apartment is in central Kathmandu — Lwohiti Galli, New Plaza, Putalisadak 44600, Nepal — about 0.9 km to Thamel and Durbar Marg, 0.7 km to the Nepal Tourism Board and 5.2 km by car to Patan Durbar Square. The exact street address and door code are sent the day before check-in.

Is there a lift in the building?

No — there is no lift. This is a walk-up apartment on its floor of a residential building.

Will climbing stairs be difficult?

Most guests manage well with the stairs. However, it may not be suitable for guests with mobility issues or elderly travellers — please consider this when booking.

Why don’t you offer a lift?

Only about 15% of Kathmandu Airbnb listings have lift access, and those are usually hotels. This apartment provides spacious, private, home-style accommodation in a local residential building — that’s the trade-off.

What beds are available?

1 King, 2 King Single. Linen is changed between every stay.

Do you have heating and cooling?

Yes — the apartment has a split AC system that handles both cooling in summer and heating on cooler Kathmandu nights.

What if there is no internet?

Outages are rare, but if our fibre Wi-Fi drops we provide a temporary backup dongle until full service resumes. Just message us on WhatsApp and we drop one off.

Is safe drinking water available?

Yes — we provide unlimited processed drinking water through a dispenser inside the apartment. Tap water is fine for cooking and washing.
